27 august Home Owners update:
We have had a number of warranty calls from property managers that have damaged the equipment in the houses. It is obvious that the equipment could not have failed since the turn over without some manhandling, and frequently there is evidence of that. Property Managers should read the manuals that we provide at turnover so they know how to maintain equipment without causing damage. It seems that some of the PMs are not familiar with these requirements.
Please ask them to read the exclusions and limits ( under or warranty section) of the one year warranty for HIDDEN DEFECTS. Cosmetics items should be noticed during the Punch List.
We also have had some warranty requests where the homeowner has made a modification and later there was a problem related to that modification. We cannot make the contractors honor those repairs as warranty. Homeowners should keep that in mind when they hire someone to make changes to their house.
Sometimes it seems that some PMs are filing anything as warranty, to see if it will stick, or to avoid paying for something they should be handling.
